Background: Slums,informal settlements and inadequate housing remain a challenge of urbanization and is a manifestation of poverty and inequality in cities. A report by World Bank in 2017 indicated the main cause of housing deficit in Kenya is the high rate of rural-urban migration and population growth versus few housing units built annually . Most Kenyans will live in cities by 2033 according to the World Bank hence the need for creative solutions in response to the faster-than-expected population growth and housing shortages in cities.

Methods : Study carried out May- Dec 2017 to identify main factors that contribute to inadequate housing in Nakuru city, existing policies and plans put in place by both the county and national governments in response to the increasing demand for shelter and impact . Open-ended discussions , interviews , questionnaires were designed ,undertaken involving the youth , slum dwellers both men and women , street families , internally displaced persons , the aging , civil society organizations, human rights activists , Faith Based organizations , County and national governments , Kenya Lands Alliance and Ministry of Public Health so that findings could be applicable elsewhere. Literature review.
Findings: Inadequate housing affects far more people in cities compared to rural areas i.e more acute. Building materials are costly, not affordable by majority of those living in slums . Study noted lack of finances for developers, prohibitive land rates ,and general stigma among Kenyans towards mortgage financing (most people shy away from seeking capital from banks ) as barriers to investment in housing which would otherwise create jobs ,improve economic growth and strengthen the financial sector. New homes tend to target the middle and upper classes. Sprawling slums have promoted insecurity , violence against women and girls in form of sexual assaults , physical violence , increased crime rates , and increased infant and under-five mortality and morbidity rates , Spread of HIV , TB infections.
Conclusions: Innovative methods to create decent and productive jobs for the youth in rural areas to reduce rural-urban migration . Use of cheap building materials eg precast wall panels ,pillars and interlocking blocks to reduce costs and ensure affordability. Reform land laws on rates. Advocacy and awareness creation on decent and comfortable houses is a prerequisite. Enhance resource mobilization to address housing poverty to ensure access for all to adequate,safe and affordable housing .
